Does I need to register to use the service?

Yes. Landlords and Letting Agents must register before using Lets Safe's credit checking and referencing services. Once registered, you’ll receive login details to access your portal, where you can create reference applications and track progress. Your details are used solely for providing Lets Safe services.

How much does referencing cost?

Refer to our Products pages forinformation on pricing. We operate on a Pay-As-You-Go basis—simply topup as needed. Bulk orders and monthly invoicing are available upon request.

Which tenant referencing product should I choose?

We have three referencing products. Your choice depends on how much detail you need in your tenant referencing and how thorough you want the checks:

  • Express – A quick credit check focusing on financial history.
  • Complete – A full background check, including credit, rental, and employment verification.
  • Guarantor – A comprehensive check for guarantors, providing extra financial security.

Each option offers different levels of verification to help you assess tenant suitability.

How long does referencing take?

  • Express – Delivered instantly.
  • Complete –  Within 48 hours.
  • Guarantor –  Within 48 hours.

These are average processing times and depend on how quickly referees respond to requests.

How does a tenant find out if they passed their reference checks?

The Landlord or Letting Agent receives the report. For security reasons, we do not disclose results directly to tenants.

Can I track the progress of my references?

Yes. You will receive email updates and can track reference progress in the Lets Safe portal. The report also flags any issues, such as invalid emails.

Should I use the Lets Safe report to make my final decision?

Our report provides a snapshot of the tenant’s circumstances at that time. It should be considered alongside other factors before offering a tenancy.

When should I use a Guarantor?

If a tenant fails their reference or is a student, a suitable guarantor may allow them to proceed with the tenancy. It may be required for peace of mind.

Can tenants complete the application themselves?

Yes. Simply enter their email in our system, and they will be prompted to complete the application, including personal details and references.

What payment methods do you accept?

We accept all major credit cards with no additional fees.

Do you offer refunds?

Yes, we may issue refunds if a reference application does not complete. This is at our discretion.

Do tenants receive reference updates?

Yes, tenants receive email notifications once their reference is completed, along with daily progress updates.

Do you offer discounts for bulk purchases of reference checks?

Yes. Bulk discounts are available. Please call us for more information.

Is my personal data safe?

Yes. Lets Safe is a registered Data Controller with the ICO and complies with GDPR and the Data Protection Act. Personal data is never shared with third parties without consent. See our Privacy Policy for details.

Do you offer API integration?

Yes. We provide a full API for seamless integration and white-label solutions. Contact us for more information.

What do the Risk Scores on the report mean?

Risk scores are categorized as follows:

  • HIGH Risk (480-519)
  • MEDIUM Risk (520-569)
  • LOW Risk (570-620)

These scores are provided by TransUnion and consider factors like CCJs, bankruptcies, and payment defaults. They should be used as part of a broader decision-making process.

How do I update my email address?

Login to the portal and navigate to Settings > Change Email Address. You will need to log in again after updating.

Do you provide all the insurance products yourself?

No, we work with a panel of specialist providers to ensure you get the right insurance product for your needs. This allows us to offer a range of options, including rent protection, legal cover, and emergency assistance, tailored to landlords and tenants.
